Zillow New Construction Report

The Zillow New Construction Report, issued in February of 2021, compares buyers from 2019 to 2020.  One of the interesting buyer preferences in 2020 was an increase in buyers interested in new home construction.

Another interesting takeaway is that new home buyers are looking for small homes (less than 1,000 sq. ft) and accounted for 9% of new construction buyers last year;  medium sized homes (1,000 -2,999 sq. ft) are still desirable as well with 66% of sales; and large size homes (3,000 sq. ft.+) account for 24% of sales.

Homes features changed somewhat as well.  Home buyers are looking for more private outdoor space.  Whether it be a patio, deck or yard; garage and off-street parking is important as are smart home capability, hot tubs, pools, and rental income.

Comparable Facts:

• Cumberland Harbour is a gated community.
• It is a great community, for walk, biking or driving a golf cart around.
• We are close to major shopping, restaurants and Cumberland Island all less than an hour's drive or boat ride.
• Get-togethers (pre-Covid) and group activities, such as tennis, pickle ball, fitness center and three pools are all fun activities at Cumberland Harbour.
• Schools in Camden County are ranked as some of the highest in Georgia.
